Rachel Foy, Co-Founder

Rachel has spent over 20 years in real estate helping people make some of the biggest decisions of their lives — finding the right home, building equity, and creating spaces that truly work for them. That experience naturally led her to the world of ADUs (Accessory Dwelling Units), where she now help homeowners unlock new possibilities right in their own backyards.

Rachel understands how an ADU can add both value and flexibility — whether it’s a space for family, a guest suite, or an income-generating rental. Her real estate background gives me a unique perspective on design and long-term potential, so she can help my clients see not just what’s possible today, but what will benefit them for years to come.

A little about her background- raised in NYC, BA in Economics, University of Vermont and MBA in Entrepreneurship from Babson College. Rachel has renovated several properties and current own a handful of investment properties around New England.  When she's not working, you can usually find her hiking in NH, traveling, podcasting or working on her video skills with her new drone.

Don Khoury, Co-Founder

Don brings a strong background in property operations and business development to his work. Earlier in Don's career, he managed a 16-building, 870-unit residential portfolio in Canada, delivering record-high occupancy and long-term tenant retention. Later, he helped grow a Massachusetts-based home care business by building partnerships that connected housing with real-life needs like aging in place and multigenerational living — challenges that ADUs are uniquely designed to address. At Roots ADU, we focus on offering practical solutions for families seeking safe and stylish spaces, often enabling seniors to remain at home rather than move to assisted living facilities.

Don takes a thoughtful, collaborative approach to every project, helping homeowners navigate the ADU process with clarity and confidence. My goal is to ensure clients feel supported and informed every step of the way.

He hold a Real Estate Investment Graduate Certificate from Harvard University, an MBA from Bentley, and a BA from Wheaton College — and he's passionate about putting that knowledge to work in practical, meaningful ways for the people he serves.

This new policy replaces a patchwork of zoning regulations across the state with a uniform law that allows homeowners on single-family lots to add these small units without needing a special permit or variance unless they want to add more than one. Construction of ADUs is still subject to local building codes. The Healey-Driscoll Administration estimates that between 8,000 and 10,000 ADUs will be built across the state over the next five years due to passage of the law. 

Massachusett’s ADU Law FAQs

How big can the ADU be?
By right, ADUs cannot be larger in gross floor area than ½ of the primary dwelling or 900 square feet, whichever is smaller. Some towns and cities have larger options available.
 
What other restrictions can the town place on ADUs?
Towns can place “reasonable restrictions” on the ADUs.  We expect “reasonable” to be better defined in the Rule Making Process. 
 
Can I use the ADU as a Short Term Rental?
Your town can restrict the rental length and define what a Short Term Rental is. 
 
Can I rent my ADU to anyone?
Yes! A town cannot restrict rental use, except for Short Term Rentals.
 
Can the town require a special permit for a basic ADU? 
No! ADUs that meet the general state requirements must be permitted by right without public hearings. 
However, towns can continue to require special permits for larger ADUs which is practiced by several municipalities. 
 
Do I need to live in the ADU or main house (Owner Occupancy)?
Under the new law, municipalities cannot require Owner Occupancy. This means you could buy a single family home, add an ADU, and rent both like a two-family home.

The law does require an additional parking space to be added to waive the owner occupancy requirements. 
 
Can the town require parking?
No additional parking is required if the ADU is located at least .5 miles from a commuter rail station, subway station, ferry terminal, or bus station.
 
Can I build two ADUs?
Possibly. Towns can require special permits to build more than one ADU in a single family zoned district.
